How Often Should You Get a Landlord Gas Safety Certificate?

If you rent out a property with gas appliances, a landlord gas safety certificate isn't optional - it's a legal requirement. Here's what you need to know.

How often is it required?

A gas safety check must be carried out at least once every 12 months by a Gas Safe registered engineer, covering every gas appliance and flue in the property that you, as landlord, are responsible for.

What the check actually covers

  • ✓ Gas boilers and any other gas appliances (cookers, fires)
  • ✓ Gas pipework, visible and accessible sections
  • ✓ Flues and ventilation
  • ✓ Safety devices and correct operating pressures

What you must do with the certificate

You need to give a copy to existing tenants within 28 days of the check, and to new tenants before they move in. Records should be kept for at least two years.
